Questions for the experienced landlords?

If you are really concerned about this and feel that strongly about it, you could just book a tribunal hearing. Get the judge to sort it. I don't think it will do you any favors when it comes to renewing your lease however. I would be disgusted if a tenant of mine went into a lease believing the property was in full working order if indeed it was not. I don't care what the RTA says, you do the right thing as a landlord.

Other option, negotiate with the landlord, he pays X amount and you pay Y for the repairs.

The tv aerial is " broken" per se, result: bad tv reception.

The phoneline connection works, result: possible to have a working phone.
The house just has 2 ph sockets & only 1 works
The phone service is provided as required.

IF my tenant approached me, I reckon I might cave & jsut pay for it, but I'd roll my eyes to myself about the socket, then I'd thikn well he brought them both up at the same time.. too hard $100 or so... stuff it...

I mean what if the 2nd bedroom had a socket it in it as well which no longer worked, does that HAVE to be be fixed too ?
