just wondering if any of the r code experts can simplify the wa codes for a R20 block. just curious if i can subdivide a 690m2.

Short answer no.

The way it works is you have your average lot area so r20 is. 450m2. This is how you work out the lots per site. 450x2 is 900m2 lot.

Then you have your minimum so r20 is 350m2. This is to cater for existing buildings so could subdivide 900m2 lot into 350m2 and a 550 m2 lot.

Then stca there is a 5% variation that can be applied.

No expertise required. You can't do it unless the block is 900sqm.
You have 2 options
- granny flat
- MAYBE a single dwelling if council agrees. This is a single bedroom dwelling, no more than 70sqm on it's own title and the amount of land required varies from council to council - sometimes half a lot, sometimes 2/3rds of a lot. So generally you'd need 300sqm for this but sometimes as low as 225sqm which would work for your block.
