this title and land is still available

does everyone still think it is a bad idea or anyone think it could be a good deal?

It hasnt sold in more than 2 years, and you still wonder if its a good deal!?

I think you really want to buy it, so go ahead....... Its not a huge investment, and the only way you'll be able to find out if it was worth it is to buy it!

Then in 2 years, you can either come back on here and gloat, or else come back and try to sell it to someone who is more gullible than you (depending of course on the outcome!! :) )
 
Don't buy it - if you can't get an income from it and can't resell it or use as equity its a waste of money - even at $1

land is zoned farming, and is a very irregular shape of 7m x 350m approx. very close to railway tracks

The land seems to be growing before it was 750 sqm, now it is 2450 sqm, either way it is very expensive farm land at 60k/ha. Be aware the title has probably been supperseded and is probably not a legally valid document as most titles have been changed to an electronic type. You may buy the old title but it wont give you legal ownership of the land. I can only see the land as a liability, too small and wrong shape and location to do anything with. Even if the bank did give you a loan which they wont, it would restrict you on getting a loan for another property. the LVR would probably be about 50%.
