Renovating to Add value to units VS houses

This is probably a basic question, but with renovating a detached or semi-detached unit such as a townhouse or villa, can you renovate the outside of the property like as if it were a house? Or do you generally need to obtain approval from owners' corporation?

How about in situations where its a group of say 4 or more separate units with a similar style & age VS 2 units in a block with an old unit at the front/back and the other is relatively new?

If consent from owners' corporation is always needed, what kind of things would you look out for prior to purchasing a unit to determine/gauge how easy it would be to get consent (if say the strategy was to buy an older property and renovate it to add value)?

Any tips/suggestions would be greatly appreciated!

Cheers,
D.L

No. It belongs to the OC.

The plan would be to get yourself elected onto the OC and start making moves (gathering support from other unit holders) to spend the sinking fund on external renos.
