Rental Vacancy Rates question

Hi all,
I know it's important to check the rental vacancy rate in an area when looking for IPs. Can anyone tell me please where I can find this information (and know it's reliable - ie probably not from local REAs).

Ring all the local agents in the area where you are interested.

Ask them how many rental properties are on their rent roll, and how many are vacant.

The more switched on ones may even offer you the exact percentage, and even what properties are in demand and the rental returns.

If you're concerned that they will tell you lies, pose as a prospective tenant and ask what's available. If there isn't much then that's a good sign.

We are currently searching for a place to rent back in Dromana for when we return to Aus in April. We are leaving the tenants in our PPoR for the foreseeable future.

There is very little available with just a cursory search on r/e.com - 1 page of properties most days. We know the area and what's normal for rentals. That's very low.
