Repairing broken ridge cap on roof

We are looking at an investment property to buy, and we have noticed a broken ridge cap on the roof. Before this we noticed a slight mark on the ceiling of the house on the inside, almost directly under where we spotted the broken ridge cap on the roof, so we think perhaps this broken ridge cap is letting in some water.

Just wondered if anyone had any idea how much this would be to fix, and is it a serious problem? We think it's probably just the one ridge cap that need to be repaired / replaced.

Depends. Just to repoint one spot of ridge cap - less than $100. If on closer inspection, more cement is falling out in other areas - maybe you'll get a quote to redo the whole lot.:cool:
 
I assume if you are looking at buying you will get a building and pest inspection and this should say what is required to be fixed on the roof. (if they in fact get on the roof).

As for repairing one tile if you got someone to do this agree around $100 range as a ridge cap would be around $3 - $5 mark to buy.

If left, it will cause more water damage to your ceiling and thus a repair and painting of the ceiling inside will occur, best to fix the cause (if the ridge cap is the cause of the watermark). If left eventually you will have to fix the cause and the ceiling which is just tossing $$$ away.

If you don't want to extend to the $100 mark and get someone to fix it just get a tin of Ormonoide (spelling) or similar product and paste that over the crack, best put on if left in the sun to soften then apply by brush and push into the crack, cost about $15.00 plus cheap brush, or get a small roll of repair tape which is a tar based product with usually a silver colour top and just adhere to the crack will last for years, and cheap, cost about $10.00. Both can be obtained at a hardware store.
