Thanks for the advice kristine, i will definitely have to start reading up on negative gearing and how i should use it. Yeh thats what i think would be the beauty of a place near uni, hopefully wont ever be unoccupied.
Biggest problem seems to be finding a place that fits what im after. I also seem to be a little over anxious to jump in because my simple economics mind is saying, "house prices down, economy seems to be steadying, so i should go for it while its still low". Im guessing old timers will tell me i havent been around for long enough to even have an accurate guess at the property cycle and i actually agree with them there for once.
