Same building, different price & rent

I am looking at 2 units under the same building with different price and rent, one is $130K at $185/w, the other is $110K at $140/w.

Is this normal for such different price n rent gaps?
 
No 2 units in the same building are the same.

Different views, different floor m2 area, carport on one Vs LUG on another. Different floors - top floor commands a premium.

....and that is without even thinking about level of finishes in one Vs the other. (one renovated, the other not...etc)

After all that, you have the motivation of the vendor for selling. Desperate = cheaper perhaps? Different agents giving different advice to different vendors / LL's - the free market in action. :)

Maybe you have an opportunity to buy the $110k one, spend a $10k reno on it, get it revalued @ $130k, and rent it out for $185/w. ;)
