Smaller Lot sizes under new Brisbane City Plan

Attached is a table of the new minimum lot sizes under the Brisbane City Plan

The Council has really taken heed of the State Gov push for greater infill housing and has reduced the lot sizes, dramatically in some cases.

There has been further reductions where the approval includes approval for a new house.

Some of the key points
-rear lot sizes down to 400m2 from 600m2 and in some cases 350m2
-reduced frontage requirements as low as 6m with lots with rear access


here are the footnotes for the table

(1) Minimum lot size includes land area necessary for dedication such as truncations and easements as required by this code or other codes which may result in a smaller lot size.

(2) The dwelling house (small lot) code provides requirements for dwelling houses on small lots less than 450m2, a material change of use for a dwelling house on a small lot may be self-assessable or assessable. In the case of self-assessable, development information is provided with the development application for reconfiguring a lot to demonstrate compliance with the requirements of this code.

(3) The minimum lot size area excludes any area for an access way,

(4) A rear lot access way minimum width is 3.5m.

(5) Small lots less than 400m2 are possible where the average lot size is 400m2 or greater and no lot is smaller than 350m2. However this is not applicable to a rear lot and does not supersede the minimum average width requirements.

(6) Small lots adjoining the side boundary of a lot 400m2 or greater.

(7) Small lots not adjoining the side boundary of a lot 400m2 or greater and the lot has vehicle access from the rear of the lot.
