In one of the pictures you can see the Dulux texture paint. Assuming from that it was probably done by them.
If you buy a product from gumtree (new or 2nd hand) what do you do for tax depreciation. Do you take along a tax book and write a receipt? then estimate the age of the item to claim tax or just buy it and get it valued and depreciate it from there.

Great job. What is the address of the property? I have one in Smithfield Plains 3 bedroom semi rented at $200pw.
Just nearby the old Smithfield Plains Highschool.
You may be able to squeeze a couple more dollars out the semi to get it to $215-220wk, but it does depend on the quality of the semi.
As always, freestanding homes are hugely more desirable than semi-detached dwellings.
