Sold Price website BS

I was going through the sold website and found this

Emailed the agent asking about it what the deal was. Apparently it sold for $810k and the agent said these prices on the sold website are not accurate at all.

I beg to differ. The overwhelming majority of sales results reported on this site are accurate.

Yes, I've found a couple of anomalies - but these were also present on RP Data's site.

"Trust but verify" is the order of the day with any kind of data.

The vendor may have offered some cashback deal at settlement to cover the purchasers legal fees, or maybe it included furniture, in which case this would be added to the sold price at land registry.

Don't forget- not all properties are sold to the open market.

Properties are also sold between spouses to settle devorces, sold to family members cheap, etc etc.
