Strata titling

Has anyone been able to separate a property from a strata titled
group?

I've seen a property which I think could be a good fixer upper but
the problem is that the land which surrounds it is common property
to the strata title.

Why is this an issue? Because it's a freestanding weatherboard house
which has a fence dividing it from the flats which sit where the back
yard used to be. It will be much more valuable on its own title.

Also, I wouldn't like the body corporate to decide to create new car
spaces on the existing side yard to the house, which they could do
because the flats have 4 votes while the house has just 1.

I think what might have happened when the flats were constructed is
that the owner was not allowed to strata 4 dwellings on 600sqm but
was able to strata 5 dwellings on 1200sqm.

I'd appreciate hearing about anyone's experience in this area.
