Subdivision costs

Hi ppl

We are going to be starting a subdivision on a large block(750sqm) and retaining the original house.(In Victoria, Geelong council area)
If anyone has subdivision experience, could you kindly let me know of the average costs to achieve a straight subdivision.
(surveyor has quoted $2800)
I have budgeted 20k plus 6months minimum
