Tenancy Agreement : swimming pool or spa

Not sure exactly what you mean by this. I think we need more details :)
But, if it's what I think it is and you're asking about tenants putting in pools and spas, then it's basically up to you, as the landlord, to agree to this or not. I know that one of my relatives, who has been renting for some ten years now, wanted an above ground pool and sought permission to install one. The landlord agreed, on the condition that the land be returned to the original condition that it was at the beginning of the lease. This was also written in on the special conditions. This will entail returfing and some basic regardening only. Everyone ends up happy and above ground pools and spas are mobile anyway.
Hope this has helped :)

Clarification

Thanks for your reply,

I should have been more specific...

I am looking for advice on terms for maintenance of an existing pool/spa

ie who supplys pool chemicals
cleaning requirements/responsibilities
pool specific: if its allowed to be empty for extended periods etc

Hi there.

A real estate agent who owns 5 IP's told me that the maintenance of a pool can be arranged and paid for by the owner or by the tenants, whichever suits.
