Tenant wants to pay for Patio ?

So do I let him pay for the patio ? Or do it myself and raise the weekly rent slightly.

I am concerned he will put cheap patio on and also want to break it down when he leaves.

Your thoughts ?

Also would this be in anyway deductable for tax purpose ?
 
You propose whatever conditions you want, and formalise it. You could give approval subject to reviewing the plans and inspecting the workmanship, or approving the builder, or whatever.

You can also make it a condition that the patio has to stay when they leave, or - if you don't like it or it's poor quality - that they have to remove it.

I don't believe that if the tenant pays for it that it could be a tax deduction for you, but hey, I'm far from a tax expert and I've heard of stranger things, so I'll leave that one for one of them!
 
If there isn't an expense from you what are you claiming against?

I would want to be paying for it so I had control over it.

If tenant wants to pitch in and help with the leg work getting quotes etc thats fine. But I would be wanting to do it, not leaving it in there hands.

As suggested rental increase would be way could be paid for by the tenant but still in your control.
