Thoughts on Kippa-Ring or Wynnum West?

What are your thoughts on Kippa-Ring or Wynnum West? Which has better long term investment return? Houses in both areas cost roughly the same. Kippa-Ring would have new station, but not sure if it benefit much being ~35km from CBD.

I am leaning towards Wynnum West (in specific, southern area between Lindum/Wynnum North station) due to closer distance to CBD but I do not know much about the area.

Lytton Rd is being widened from 2018 with completion due for 2020. This should improve traffic flow to and from Wynnum/Manly.
 
Being that distance from the CBD having a new train station is precisely what will benefit. It becomes a commuter option for more people who would rather not spend that time in a car (but happy to read a book while someone else 'drives'). Could be a short term boost in values.

Having said that if I had the choice I would still choose Wynnum West - better area, closer in, likely to gentrify and perform well over decades.

Just a quick look at Wynnum West verses Kippa Ring there is a fair price difference. Wynnum has a train line and Kippa Ring is getting one so I would think Kippa Ring would have more potential. Wynnum should get the ripple effect from brisbane's price growth and Kippa Ring should get the ripple effect as well as the train line?
