I refer to recent advertisement on realestate.com.au. It seems some properties have been converted/extended/Granny Flat to produce three or even 4 rental incomes.

I understand it's possible to get an Granny Flat as secondary dwelling. But three or four? Is that even legal (firstly for owner to do the building works, secondly for RE agent to advertise as such)?
if it is, why don't every one start doing it, seems like a sure fire way to boost rental yield...
