Buy and hold, or call Buy hold and hope for the best is going to give an investor very average results.

I love this rule. Shouldn't go wrong too often if this is followed.

my #1 Property Investing Rule is:

If you don't expect to make a significant profit within 6-36 months,
you shouldn't be doing the deal!

It depends if you are active (business like manner) or passive. If you can time it then great. Otherwise buy when you can as a passive investor just not when things are crazy.
