Avg: 23.7

Born 1960
1980 Purchase first PPOR, ($21000) age 19 (need a partner)
1981 get married, do home improvements over next six years.
Husband starts business, first baby, close down business.

1988 Sell PPOR $47000, fully paid off Build 2nd PPOR for $100K all up. Second baby

1989 Husband loses job, Interest rates go UP

1989 DS1 diagnosed with Autism, figure I'll never hold down a job.

1996/7 Do TAfe diploma, start casual work.

2004 (?) buy block of land $20,ooo

2006 sell block for $80,ooo, pay off PPOR which had been re-mortgaged to buy a good car or two. PPOR now worth $450K

2009 buy some shares. Bank shares go up, others go down. Get made Permanent at job.

2010 Buy IP 1 and IP 2.

2011, all three properties decrease in value approx. 20%. Blame the floods and ALP.

2012, been researching Gladstone. Think it has dropped a lot so ignore advice on Somersoft and buy IP3. DS 1 gets Degree from QUT.

2013 IP 3 drops about 7% in value and loses $180 a week in rent.

Hide in shame

USA economic cliff - Sell bank shares to fund trip to Europe. Drink a lot more.

Later 2013, IPs in Brisbane return to 2010 values and
get a new tenant to take over break lease in Gladstone immediately.
In same week in October all three tenants gave notice to vacate, drink even more.

Highlighted red are very impressive gains...
But the 2008 purchase, is the odd one out.
What made the 2007 and 2009 so different to the 2008?

1985 - born
2007 - graduated from uni
2009 - had and recovered from major spinal surgery
2011 - married
2011 - moved interstate; started first permanent FT job
2011 - purchased what was to be our PPOR (OTP apartment, contract later rescinded)
2012 - purchased IP 1
2013 - purchased actual PPOR

Just checked old emails and I got the years mixed up... 1st IP in Moscow was 2005 when they were dirt cheap and the start of a massive growth cycle.....2009 in St Petersburg is when I officially got the ownership papers and paid the second half of the money, but I paid the first half in 2007 as it was an off the plan flat... In Russia OTP flats bought in the early stages are usually less than half price(probably more risks)

2008 was bought when the market started cooling off but I bought it mainly for cash flow as it rents out for 600pw as a short/medium term apartment.

Depressing. Was going through old records for tax purposes and saw that in 2004 I had 4 properties after buying #1 in 2002 and now, almost 10 years later have only just purchased #6. Sold a couple along the way but still depressing. I should be in double figures by now.

Gotta get the finger out.

It is not the number. It is the asset value what matters (more or less).
