un-strata titling

The new IP i just bought (in Victoria -- moonee valley council) comes with a strata title ... which doesn't make any sense since it's 2 houses side-by-side on a normal rectangular block (think duplex type) with only bit in common being the wall in between

What's even more bizzaro is that the "owners corporation" has insurance only for the common land (which is essentially the frontyards + backyards of the two side-by-side houses) .... and doesn't include the buildings component. Go figure!

How do I go about un-strata titling it? Start with a local land surveyor?
