Hey peoples

Need a few short answers on the pros & cons for Brunswick,,

What you have heard on infultructure?
And any other BAD OR GOOD POINTS.

My brother lives in Brunswick, bought an old, unrenovated 2b/r place that needs heaps of work for around mid 300s roughly 12 months ago...

Brunswick is pretty close to Citylink, not far from the CBD and a stone's throw from "trendier" suburbs like Fitzroy and Carlton... prices (like everywhere in Melb) have been surging upwards for the last few years... it's not a bad spot.

PROS

-Close to city.
-Good public transport (train and tram)
-Thriving shopping areas
-Nice period homes.
-IMHO West Brunswick is better as there is more room.
-Close to Uni.
-Plenty of schools
-Pretty good vacancy levels.

CONS

-Some very narrow streets with limited parking (esp in East)
-Some areas with heavy concentration of units.
-Some crappy old joints.

In my humble opinion parts of Brunswick are still good value and will always be good value due to its location.

Brunswick is a big suburb so one person may say good transport and another
won't. There's 3 major tram lines which go through Brunswick, and the train
goes straight up the guts of it.

Parts of Brunswick are close to Melbourne Uni & Princes Park. Heaps of nice
period homes. The area has already gentrified largely and is no longer cheap.

Moreland city council is actively trying to increase the density of housing
to prevent under-utilisation of services/infrastructure.

Would like the same info on Runcorn QLD

I recon this is a great way of sharing info there is always people who know the area intimatley and can tell the good and bad about the area

Is it possible to have a section in the forum where there is a suburb by suburb Glossary by state

Those pros & cons were exactly what I was after..

My research tells me this banana is ripe to pick..
I have seen plans for a new 250 retail shopping complex soon to be constructed..

Another reason why this forum out performs the others

Oh yeah, one thing I forgot.

There is a very high concentration of people living alone and couples without children living in Brunswick.

Therefore, big houses are not neccesarily that important. 2-3 bedroom period houses are plenty popular.

p.s this area is negative geared only at this stage but will always have growth imho.
