Water damage to garage wall

Hi all

I was looking at a property recently. Everything checked out, except when I was in the garage under the townhouse, I noticed that the bottom half of the garage backwall was damp with water seepage signs ...... the water seems to be coming from below (underground?) .... I suspect burst/leaky underground pipe?

Are there any other possible causes?

Would water damage to garage wall overtime cause structural integrity to the garage and the property above?

It could be lateral damp: water moving sideways from the ground on the other side.

Not a good sign.

We have had a huge amount of rain recently, it could be considered "normal". If in double get an engineer-type person to take a look.
