What options are open to me.

I have a 30 acre block of land that has been on the market for 2 years
in that time I have accepted 3 offers that have all fallen through for what ever reason.

The block of land is ~20min drive from Canberra in Carwoola, there is no property on the land. I have been trying to sell it to free up capital to buy more properties. That being said I don't have enough $$$ to build on it.
I have dropped the price in October last year.
Properties in the area are slow in selling and the price is comparable to similar blocks in the area and it is also the biggest block for sale in the area.
I am just wondering what options are open to me
Friends have said to ditch the agent and give another one a go.
or do it myself via allhomes.

If I decide to go with another agent what costs could I be up for?
 
at the moment the block is advertised at $510k
I suppose the main thing I am thinking is should I change agents?
Currently I am thinking that property in the area is slow in selling
and that is not the fault of the agent.

I also have the gripe that in NSW the property isn't considered sold till contracts are swapped
where as in WA and QLD that the property is considered sold after signing the offer (plus cooling off period)

What would it cost to build a 4 bedroom house + large shed on the property? $350 - $400k.

Add stamp duty & infrastructue(tanks etc) $50k+

The potential buyer would be looking at $900k+ and a 1 year wait while it is being built.

That sort of money will attract a limited number of buyers.

Are you able to subdivide the block and sell it off in smaller parcels?
