What's your back up

When investing in property what do you have as back up.
Is there a minimum amount in your offset/savings account you have before investing in a new property. Minimum funds in equity?

1. Cashflow properties where income is growing.

2. Buying properties well below market value, lower end of market where there is a demand and if necessary you can sell down;)

3. Equity varies depending on what I am buying/selling, always have a buffer, but I also go hard when I think there are opportunities and then I have plan 1 and 2 just in case.
