South of Berkshire Road is the best pocket. Lots of development going on there, Sunshine proper is getting quite expensive (overpriced now IMO) so based on a ripple effect there should be good capital growth.
I'd weigh up Sunshine North v Albion though. Albion's big advantage is a local train station. In terms of appeal, they're probably head-to-head, Albion might edge out in front having some nicer looking streets with more period homes compared to Sunshine North.
