Which option is best for 'granny flat' ?

Opinions please. Which option is best for 'granny flat' & why ?

a) Un-approved granny flat, get it approved
b) Un-approved granny flat, can't get approval
c) Buy house and build approved granny
d) Buy house + approved granny flat
 
c and d for me.

Whilst you may get approval after construction, why take the risk?

on saying that, I did purchase a property many years ago with a GF that was not approved and prior to purchase attained a written agreement from Council to allow the GF until I was ready to knock down and build the family home.

They gave a five year time period and all worked out.
