Who Pays?

Hi guys,

I own a warehouse and the tenant recently got broken into.
The thieves broke through a roller to gain access.

Who pays for the roller door to get repaired?
Is there a landlord advisory/legal service in NSW that can give advice?

The standard lease is a little vague, it states that the landlord is responsible for structural repairs (roof, walls, floor etc) I can't imagine that I have to repair the doors every time they get broken into...

I would really appreciate any help.

As owner are liable for the repairs. And these would be claimable under your Insurance policy. Along with the Police Report.
 
With commercial it may be determined by your lease contract, all the "who pays for whats" should be outlined in that. Have you read through it?
