Written vs verbal Pest inspection

I read a recommendation for a pest inspection company here and gave them a call for a quote. They mentioned that it is for a verbal report only and they don't do written ones. Is that important? Is it harder to sue if the whole place is riddled with termites?

Now that's an obvious point I overlooked. Cost of 2nd pest inspection.
