What sort of rental return would these get? If structurally sound a 250k pick up and 20k reno on both (10k each) could be viable.

Having said the above I have mixed feelings about it it looks and feels very good and I don't have to mow or water but it still does have weeds...
I would actually seriously consider it - all wins from my point of view tap into more experienced investors watch learn and ride coat tails.
IMO avoid unless the numbers are great and/or there is a possibility to renovate the property to have a nook style laundry.
