Ha guys not that lame - $20 was for the outdoor setting anf mugs that were missing. Doesnt inlcude holes in 3 of my walls where door knob gone straight through, broken bed etc etc. I just thought that if your paying that much money, its only fair to expect value for money. If I keep...

Apparently its my fault the bond was released but damage existed

Hi Jesskaye101, Thanks for your reply. The ironic thing is that they did not charge a higher commission for short term rental and they spouted sonnets at the beginning saying that they would do BETTER job than the agent I originally had! They were highlighting that fact that there are at...

Hi All, Dont know if you remember a previous post regarding my IP in Bathurst where the bond was released when tenant damage existed to furniture (place rented furnished) and the walls. I am still trying to sort it out with agent but they are making me feel like Im the bad guy for chasing...

bond released but damage exists....PM implying the door stoppers not sufficient

Thanks for all your replies, I know I am pretty lucky when it comes to the actual damage but it is the prinicpal of the matter and the fact that the agent admits she missed it. It could be a lot worse and as a 1st IP and the 1st ever tenants for me, I am very lucky. They could have been the...

Hi all, Tenants left my IP back in July. Bond was released and PM noted only a few things. I visisted IP in Oct and noticed broken chairs (house rented furnished), missing mugs and holes in the walls behind 3 of the 6 bedrooms. Agent released bond. I said things will need to be fixed...

    Fully Furnished VS Unfurnished

To those of you who are considering renting a place furnished - I would head caution. I have a 6 bedroom place in Bathurst which I decked out fully funished (including all furniture, electricals down to cuttlery, hangers, bins, laundry baskets etc at a cost of $10k) so the students could...

If a property is rented furnished, does the bond cover damage to furniture?

Insurance is great if damages will cost well over $300 (to make it worth lodging a claim) becasue that is my excess so repairs will come straight out of my pocket anyway...

If a property is rented furnished, does the bond cover damage to furniture?

That's what I am irritated about - PM said this am that she didnt notice the missing leg on chair and that she bought new mugs but they were left in the office - I didnt know this and I needed them on the weekend for the race ppl. I want the walls fixed though becasue it reduces the look and...

How much input as a landlord, is too much? I cant do their job and mine....

Y - man, Its difficult because the hosue is so big and has everything you need - you just have to move in with your clothes and becasue this is the case, I cant give the place away. Novar, Yes same place. I have had a tenant - 3 French exchange students rented the whole house (6...

If a property is rented furnished, does the bond cover damage to furniture?

Hi all, I have just been to my IP for the first time since tenants left in Aug. They rented the house furnished but there are some things the agent did not note before the bond was released. Door handles through the gyprock walls (even with door stops), broken hoover, plastic outdoor chair...

How much input as a landlord, is too much? I cant do their job and mine....

Hi Marg4000, The annoying thing is that I did supply a full CD of photos taken by a professional photographer of each room and at different angles so I could be sure the photo quality for the ads is high - I have seen many ads where the photos really let the property down.

How much input as a landlord, is too much? I cant do their job and mine....

Dear Brains Trust, I have an agent who keeps putting up dodgy photos of my rental property. The hosue is up for rent for $500/wkbecasue its 6 beds / 3 living areas / 2 outdoor entertaining areas with each room fully furnished and equipped. We decided that this rent is fair considering all the...

Is is possible to have several agents working to find you a tenant?

Sorry for the confusion - I dont know how to link (or merge) threads lol. It was asking if the tactic is allowed. My current agent is exclusive but they said they would not hold me to the 30 day exit clause if I want to find another agent and at one stage things were so slow that...
