    Tenants - drugs and alcohol

Agreed! From living around fitzroy/collingwood for years I had a few drug dealer neighbours selling everything from weed, coke and pills to ice. Most of the clients were functioning 20-something professionals who just liked to party hard. Depends on the mixture of the personality with the drug.

Nextdoor - sell together or buy/develop/sell?

Hi All, (have seen the recent thread on a similar topic - didn't want to threadjack!) Background: purchased house in 2010 as IP with a view to PPOR. Made it PPOR in July, the missus' not entirely happy with the area so looking at ways to allow us to sell up & buy elsewhere without financially...

house restumped previously, just need levelling?

Hi All, We've recently moved into our PPOR and have noticed (the tenants too) that there's broken plaster (cal bungalow circa 1930) and some cracks and doors that swing away from the central hallway. Biggest crack is 1.5m long in the corner of the house and multiple examples of cracked...

Leaving a rental, being taken to VCAT for damage - experiences?

wow, that was easier than expected, the judgment went in my favour with no costs :D The Member's opening speil was basically 'we know how these things go but lets hear both sides anyway' - which at the time I interpreted as 'the tenant is going down' but perhaps it was the opposite...it ended...

Leaving a rental, being taken to VCAT for damage - experiences?

my final offer at $132 (exactly 1/2 the quoted cost) was also rejected. will be putting on my best suit for Thursday's hearing! As there's no evidence to when the damage was done it'll be interesting to see how it pans out.

are St Kilda rentals soft now.. should I drop my rent?

I had a hard time renting my 2br St Kilda East 1950's pad in September 2013 which had been on $400 for over a year, started at $420 rented at $370. I didn't have a dishwasher and an an updated kitchen with existing whitegoods, but not renno'd. Would probably go with Hocking Stewart next time...

Piggybacking off another sale in the block - advice

update: had a broker representing the buyer, they had a valuation on the property come in at 530K - 10K below ours. As they're still just opinions the negotiations began. we were both playing hardball, broker dropped his fee to offer another 2.5K, and our agent dropped his 1.5% to give...

Leaving a rental, being taken to VCAT for damage - experiences?

thanks for the feedback all, great to have advice. I'll offer them $100 and see what happens. New people have already moved in so there's little chance of a patch up job by me. I guess because it'll be the REA representing the landlord it's no time commitment from the people who stand to...

Leaving a rental, being taken to VCAT for damage - experiences?

hey SNM, it looks like the work of a dog scratching on the door over a period of time, which has been smeared over with a while calk of some sort to feebly hide the damage. so yeah, beyond wear and tear I'm afraid :(

Hi All, The shoe is on the other foot with this one! Damaged door that was present upon occupancy but was not captured on condition report, now we're being asked to pay the $250 repair cost. The situation: - did not highlight damage on condition report (was not returned as it looked...

subfloor movement, cracks in walls - restumper recommendations coburg, VIC

update: got 2 quotes: 1. 16 stumps down the middle of the house - 5.5K 2. Do nothing - 0K! The 2nd quote was a local guy who had restumped other properties in my street, used his electronic gear (I wasn't there at the time but my wife was) and offered that 4 cm out (biggest drop) was...

Adding to existing extension, unsure if orig work had permit. Advice pls.

Hi All, My soon-to-be-PPOR 1930's cal bungalow has at some point in the 70-80's been extended out the back. We would like to add another 3sqm to make an existing space big enough to turn into a bathroom + sep toilet + ensuite. Looking at the sect 32 it doesn't mention a permit being given in...

Piggybacking off another sale in the block - advice

update: 1. agreed on 1.5%, from reading threads this is a cost not worth squeezing too hard on as it should have mutual benefit to the seller and agent. 2. told the tenant we're only chasing leads from the auction and not publicly advertising it 3. got a bank val (on site), which is in...

subfloor movement, cracks in walls - restumper recommendations coburg, VIC

Hi All, The bank valuation report for our IP (soon to be PPOR) indicated several areas of cracking of the internal wall linings, providing evidence of subfloor movement. ..and recommends a registered bulding/construction expert asses it prior to advancing funds. I had a building...

Piggybacking off another sale in the block - advice

Hi all, With an upcoming reno to our PPOR, selling our IP is the only way to pony up the cash. The unit above (3rd and top floor) sold last week for 560K and I've contacted the agent to see if there are still interested parties. There's a fixed lease until December this year but the sale...

Struggling to find tenants in Perth

DSLR + wide angle lens + google picasa (basic enhancement) are my best friends when it comes to interior shots. IMO there's no substitute to a wide angle lens. If you've got a few properties the camera will pay for itself pretty quickly. How much does a weeks vacancy cost you?

Title Insurance - worth the money?

it was explained to me that it may cover a rebuild of an illegal structure, depending on the scale of the defects. we purchased a property that has a extension that may or may not have been approved. as time was of the essence with our pre-auction bid we opted for title insurance instead of...
