Brisbane LDR zone

Hi all

Would someone be able to confirm the following:

1. A site in the BCC area is 809 sqm zoned LDR multiple dwellings is only allowed if the site area is > 3000 sqm ?

2. Is it possible to split this block into 2 single allotments and build a SUD on each lot?

Correct on 1.

You would be building a house on each rather than a single unit dwelling but yes. Normally only issues that would stop you splitting is overland flow or flood.

Have a look at the flood overlays on the left hand side.

Use the measuring tool to make sure that you have 20m frontage (10 each for the new lots)

Use the road hierarchy overlay to make sure that it is not a major road.

That will get you going.

thanks for the info as far as costs are concerned what should i use as a good back of the napkin method to quickly assess viability to split the block into 2?
 
$70k usually wraps it up but can come in under $50k.

Infrastructure contributions are $27k (included in above)
Town Planning, surveying, council app fees will eat through $10k min
Water & sewerage connection will be $1500 each minimum
New crossover, demo etc will add more again.
 
Where the driveway crosses the footpath, primarily the break in the gutter but does include from the gutter to the front fence.
