Buderim on the Sunshine Coast is pretty hot right now, there is a lot of high end stuff on the market but if you look down the north side there are a lot of big blocks and pretty soon the new access is going to open up into the Maroochy CBD. Prices start from mid 300,000's I still don't think you can go wrong around here..

Valuations - hmm since I started this thread back around Feb I've picked up 80k on 1 property on a bank valuation. It's still a high demand area although it's expensive to get a foot in you can still find properties that will work for you.
