building a IP - adding value

Hi,

i am building an IP. it is a 2 bedroom studio style torren title house. Please comment on my thoughts on some possible upgrades.

1. changing generic stove and oven to "Miele" or similar brand
2. adding solar panel grid connected

intend to turn it into a "modern" concept home.
i intend to rent it to students as it is near university but is the additions worth the $ in the long run?

If it's for students (or any tenants for that matter) keep it simple, durable and cheap. Don't over-capitalise. I doubt you'll receive any additional rent for having a Miele oven opposed to the generic one.

Don't think most students would even know what a Miele stove is and certainly aren't going to spend their time throwing gourmet dinners together. Forget it, and as green as they all profess to be, I bet they wont pay more rent for solar panels. Putting in internet connections would add more perceived value and finding a separate space for the tv so the major space can be set up as study
