conversion??

just thinking about the floor plan of one of our IPs. its a little bit weird which i think is a bit of a sticking points when getting renters in. it is a 3 bed 1 bath. but the bathroom has 3 entrances. 1 from master bed, 1 from laundry and 1 from outside.

im currently thinking about either re-arranging things and making it to a 2 bed 2 bath, which would be massive for a 2 bedder, by moving the laundry to one of the bedrooms and putting in another bathroom.

ill put up a rough current floor plan and if people want to throw up ideas that would be great.
 
ok here is a really rough plan. not to scale. can anyone do anythign with that that wont cost a fortune?

I'd close at least one of the doors to the bathroom, possibly the one from outside.

Going from three bedrooms to two is a risky thing as the extra bedroom can equal more rent, but gaining an extra bathroom, making two bed, two bath can work.

It all depends on the type of property, type of tenant, area etc.

We have an ugly, ugly, ugly house that desperately is crying out to have the long enclosed front verandah opened back to its original charming look, but to do it would mean losing the third bedroom (half of the verandah) and also losing a "study" or play area (the other half).

In the area this house is, losing that third bedroom would be a big step back as far as the rent we would get, so we are stuck with the ugly front.

Can you ask a local rental agent whether three bedroom/one bathroom is better than two bedroom/two bathroom?
 
One possibility is to put in a second wall in the laundry and make the new space between the laundry and bathroom a narrow 'powder room' with a basin/mirror.

You could then access both the bathroom and laundry from this room.



Another possibility is to move the dividing wall between the laundry/bathroom, creating a bigger bathroom with the entrance off the kitchen.... maybe not as nice.
 
Now, having seen the plan, but knowing it is not to scale, could you turn the laundry into a second bathroom, or at least add a second loo and shower if there is enough room.

We have one bathroom houses, but the old downstairs loos (under most old queenslander houses) seem to be a positive for our tenants.

If there is room, and if it suits the house and area, could you make the laundry into a full bathroom, and put the washer and dryer and a small tub behind a double door cupboard and make the existing bathroom an en-suite?
