Development potential in Perth

Yeah that's probably why I'm confused - I'm referring to ancillary dwellings or single bed dwellings.

Ancillary Dwellings and Single Bedroom Dwellings are 2 different things but similar - lol :)

Both definitions and requirements are in the RCodes.

Ancillary dwelling can be on ANY zoning but must have 450sqm and can be 70sqm and there is no limit to the number of bedrooms in that - so it can be 2 bedrooms. There are a few exceptions to this size by a local govt but for the RCodes it is 450sqm. So if the block was R40 you'd be better off making it a duplex than doing a house and ancillary dwelling.

A Single Bedroom Dwelling is the same size at 70sqm but can only contain one bedroom. It can go on it's own title and requires two thirds the amount of a block than the normal zoning needs, ie for a R40 Single Bedroom Dwelling you need about 120sqm block.

^^^ a caveat to the above - some councils have extra-over reqs for ancillary dwellings.

For example, Nedlands can have 100sqm but the lot must be 750sqm +.

On 450sqm you can still get a 4x2 and a 1x1. You dont start with a standard house and divide it up, the new dwelling is ancillary to the standard dwelling.
