Floorplan fixer-upper

What would you do with this floorplan?

How would you fix this floorplan on a tight budget? We have 40-50k, which has to also cover re-levelling, painting and re-polishing of floors. Is it doable?

NB: The rear bedroom/sunroom/bathroom area is a cheapish step-down extension about 10cms lower than main house.

Also included photo of kitchen which looks into the sunroom, and awkward living room.

Sounds like the back part is the old rear verandah and its been enclosed. They often had a step down which no one ever was really bothered about.

The cheapes and most logical thing I can think of is to move the kitchen over to the laundry side and create a passage from the entrance through to the rear. Just pull the oven out and slide the kitchen along about 30cm and put a door there.

Then the kitchen can be set up where the laundry/door/hall is and it will stop the loungeroom being a thoroughfaire.
 
I'm with Westminster, a opening to sunroom should be at existing oven position.

Other proposal:

- Demolition walls between kitchen/lounge to make open space.

- Get a new kitchen installed. Ideally laundry should be relocated to somewhere else, ie. build a small laundry shed next to powder room.

- Make large opening/ window kitchen to sunroom, it would be nice to have dinner there.

- Combine Bed 3 & Bath to Master Bed & ensuite.

The most pricey one is new kitchen & replumbing. If it's DIY, 40-50k is more than enough for above works + relevelling, flooring & painting.
