Granny Flat - Drainage Confirmation

Hi All,

looking at this block. rectangular 556 sqm...it has the sewer running right at the end shown in red line, the block slopes towards the back of the house.

it has drainage easement running all along the block but right on the right hand side, shown in blue line.....

with roughly 17 to 18 metres distance between home and back fence.

we should be able to build a GF there, not need sewer encasement....and just connect to existing drainage easement on the block via SEPP approval right???

A block sloping to the rear is usually burdened by:

1. Sewer Mains which might (possibly) be running across the middle of the block. Your block has the Sewer Mains (the main arterial line) behind the rear boundary so all is ok here.

2. Drainage (roof water) disposal needed to drain to either a Drainage Easement (ideal and rare); else a new drainage dispersion pit must be designed and installed as part of the build. You have the former and hence are quite blessed.

You shouldn't have any problems with Sewer nor Drainage :)
