How many forum members are giving forum PMs their business?

I've been thinking just recently that we have several young folk on the forum who give good advice about all sorts of things, without pushing their own barrow or promoting their businesses.

We've just paid our son to get our rent advert onto re.com. He can do this because he works for an agency. He would do it for nothing, but we are paying him because we would pay another agent the same, so why not pay him. It means he earns more, and is taxed more, but it is all above board (and hardly going to make him rich).

He works for an agency so any business he may gain from giving advice on this forum doesn't benefit him directly. But there are a few here who I believe have their own businesses and I wonder if they ever pick up management from forum members.

I'm thinking that we should be giving these members our business. Of course, if you are happy with your PM, change is not on the cards, but for those who are not happy, I'm wondering how many actually would take their business from the slack manager and hand it to one of the forum members?

I know there are a few who post here and I cannot think of names but I know Lura is/was one and Lil Skater is another who has been contributing for years, (reading over her mother's shoulder in the early days and putting in her 2 cents worth), and I believe has started her own agency.

I'm thinking both these ladies run their own "ship". Perhaps they don't need more business, but I'm just thinking if we take our loan business to the resident forum finance brokers, do we also hand our properties to the resident PMs to manage?

If I didn't self-manage, I would find a forum member who did it rather than take a chance on someone who might be worse than the one I'm leaving.

So, I'd be keen to know if Lura or Lil Skater have actually had any business come from here? I would like to think this would be a nice return for somebody willing to give advice and help out strangers.

I know there are others, but Lura and Lil Skater are the only ones whose names spring to mind just now, so I'd be keen to hear from you... Lura... Lil???

My interest as a broker non withstanding, if people are asking questions and a person of any profession is demonstrating their knowledge, experience and ability in answering and debating those questions on a forum, I can't see why you wouldn't consider doing business with them. When engaging a service provider, its only prudent to work with someone who you're confident knows what they're doing.

The brokers aren't the only ones who generate business via the forum. There are also several buyers agents, solicitors, financial planners, accountants, town planners, etc all who currently contribute and have done business with people on the forum. I'm sure I've missed quite a few others. I know for a fact that there have been some very successful property managers who have contributed and received business in return, both past and current.

I personally have used several people of the forum - mortgage broker, BA's, draftsmen, QS and accountant. I see it as a great way to be able to evaluate a persons knowledge and attitude before I engage them. Would have no hesitation to use a PM if one was in a suitable area for my IP.

Regards,

Jason

I'm totally in agreement. I just thought it odd that many people here say they've used certain brokers and planners etc but can't recall anybody saying they use any of the PMs who post here. I was just curious.

I suppose its harder to use a PM who is posts here because a PM is very area specific while a broker or adviser doesn't need to be.

It probably swings both ways as well. I am sure the PM's lean from all the different situations and different solutions posted here.

Personally I haven't picked up business, that's okay.

I have given my number to a few forum members over the years, some have called and made use of the free advice, others haven't.

As Jenni said, being in property management is an area specific business; my area is metro Melbourne. So whilst I can give advice to those all around Victoria, managing a property out in a regional area isn't practical for me or any clients.

I'm happy contributing whether I get business or not - I've been doing it for years! - and will continue to do so :)

I do use a property manager from this forum. Russell Peter. I agree Wylie, having them in-house lets you assess their knowledge.

I wish I could start my own PM business - but the laws in WA mean that you need a full RE licence so I don't know of any specialist PM-only companies here in Perth. Or any PMs that are self employed.

I find that we get a number of calls about our service

not so much from answering peoples questions but when someone posts something like the below.

I answer peoples question because i am more than happy to help and the benefits to my SEO from being on forums is enough for me to continue.

Always happy to take calls from people wanting help in any location.

My proposal is still open :D

I'm on it! You didn't specify before or after tax though... Should I assume the latter? :p

It's the same here. I'm fully licensed, self employed and PM-only. It's actually annoying having to do all the sales/BA units, but oh well.

I've used Lura and RussellPeter for my Brisbane properties and am happy with service.
I used Perth PM's that were forum members and the service was shocking and the errors expensive. They never give property management advice but PM'd me when I was looking for one. It can be awkward when I vent! I'm sure they have me on RSS feed as I've been called by them after making a comment asking for me to remove it.

I have no knowledge of them but I was looking at a rental listing on Pure Leasing in Perth and they said they only did PM work.

genesis in leedy also only PM, no sales. theyre a good outfit, professionally run, ive used them for quite a while. only issue is high fees compared to what ppl over east pay

I have picked up some and advised plenty but also enjoy contributing to discussions as I have been in the envious position of working for both occupiers and owners (but not simultaneously).

As an independent, I can consider out of area properties if they are a 'fit' for my business model.
