How many quotes...

From the PM..."Your tenants phoned today and they cannot keep the gas instantaneous unit lit, the pilot light has gone out 6 times over the weekend.

This happened previously, awhile back and the unit just needed a service and an adjustement, apparently it is common with these units."

Should I ask for two quotes on this work, even though it seems small?

Could be a long shot, but friends had this happen and the tenants had removed the cover from it so it was not protected from the breeze. Maybe check it is not something very simple before you call in a repairman.

if the cover is ok, just get it fixed!

They will probably have a regular plumber, and this is a small item that really only needs a quick plumber visit (if it isn't the cover off). Don't worry about two quotes, just ask the plumber to fix it. Our plumber charged us $77 for that type of job last time a hws needed cleaning out and the thermostat adjusting. This is his standard fee for a call out and half an hours work. We have a good relationship with him and sometimes he has given us directions over the phone to repair something small if he cannot get there. If you are worried about cost blow out, ask the plumber to give you a call if it is going to be more than (choose a ceiling cap eg $100), and have the PM give the plumber your mobile number. If you do this, make sure you are available to answer the mobile, as if he has to go there a second time he will charge you another call out fee.
