How much rent for 2BR Granny Flat in Lethbridge Park?

Hiya,

I'm planning to build a 2-bedroom GF in Lethbridge Park.

Just wondering how much rent it would fetch. I've been told $250 - $280.

Would appreciate hearing from landlords who are renting out GFs in the area.

That's more than what I'm getting for my house out there. But my tenant pays on time so I won't do anything to make him move.

I was getting $320/wk rent for the 3BR house to very good tenants, but I reduced the rent to $300 during construction of the granny flat.

I've signed his brother up on a 6-month lease. Hopefully, he's as good a tenant as his brother.

Isn't the fence part of the approval with council?


We had to show the fence in the plans and they inspected it before giving occupancy certificate. Blacktown council.

No, the fence wasn't part of it.
I will eventually put up a fence, if the tenants are not related.

Yes, very good return indeed.
All courtesy of Suncorp.
They gave me a top up loan to fund the build.
I should clarify myself - it's a garage conversion & extension to 60sqm.
