Ok guys,
Lets have it on the record, what are interest rates going to do in the next 6 months,3 years and five years. What different strategies do people have and use.
(just out of pure interest)
My considered thoughts are that interest rates may go up. But then again they may go down.
If I had to take a serious punt at it I would apply this formula.
If the unemployment rate is maintained at BELOW 6.3 % AND the Aussie dollar consistently exceeds 60 cents US the current 3 and 5 year may be approached, ...........otherwise enjoy.
But if I knew what I was talking about I wouldnt be working for a living )
Strategies can include fixing part of your portfolio with a fixed rate loan that you can pay off (within say 25 % of the original balance) without penalty with a variable rate LOC against another property. This fixed rate loan then obviously also needs to have a redraw facility. Best of both worlds, fixed rate ceiling with variable rate cost.
