Investing in Surat Basin Qld?

My wife and I were first time investors but too the plunge and purchased an investment property (house/land package) in Chinchilla for $365000 8 months ago through a company called Australian Investors Finance.

We dealt with a chap by the name of Fred Marks whom is a wealth of information he really knew his stuff, very professional, the referral network in place is amazing and the biggest thing for us was they are upfront & honest! Karen & I have seen over 50k in capital growth getting $500pw rent and it didn't flood.

I have just put the deposit down to purchase another one due to the above success and I would recommend them to anyone.

Funny enough i spoke to Fred just a couple of days ago , about a house & land package in chinchilla for $415k. i asked him about these house&land packages if the house is going to be flooded, he said to me no it shouldn't because it is illegal to build in flood areas.
 
from the research i have done so far chinnchilla, Dalby and Roma are expereincing rental rushes currently.

Roma currently due to a larger amount of tradies in the area building newer houses for developers, along with Santos and Origin are in town with there Gas projects.

Chinchilla (and not as much in Dalby for the rush on rental properties as yet) once again for mining of Gas with Origin pipeline, Arrow and QGC to name a few looking for gas, also recently the reno of the Kogan power station along with the sloar upgrade for it, and the new solar dawn project $1.5billion that has just been given the go ahead too.

Companies are looking for four bedroom two bathroom newer properties to house there workers in. Older style three bedders are still mainly renting to locals, but some are however being rented out to smaller companies who are contracting to the larger players out there. I have been looking at one that is rented to RPG in Dalby(http://www.rpgaustralia.com.au/) not a bad return either, but house seems to be priced higher than comparable properties in the area, due it higher than average rent.

Found a smaller house 2 bedroom outside Roma that is rented to a local company to hosue its workers that are working on the pipeline, with about a 9% return but with some due dilligence and a phone call to the tenant i found out that they will be looking to buy property instead of renting.

heaps from what i can see is going on and i still have lots more to research, i beleive a trip to get out there either this weekend or next will be whats needed, to get a feel of things on the ground.

$450 for a 3 bedder in Roma, $850 and $950 for two new houses in Roma (be crazy if they get it)


Speaking too a few property managers and they all said things are going crazy some renting within half an hour of listing.


It seems the same rush that is on at Gladstone is happening out here as well.


Another area which i am priced out of currently is Wondoan - go do some research on it

hi there thanks for the information, it seems like we are leading to the same conclusion. What concerns me the most, is if there iwll be on going jobs, usually construction jobs outweigh ongoing positions three/four to one. Now its hot because the constrcution is going on.

the council lists the projects that are going on:

but its hard for me to interpret the data. I dont another one year rental vacancy spike that happened between 2009-2010, like the one you experienced.

I have been trying to find a map of the surat basin where all the activity and mines are located, but cant find one.
 
We have just signed for our second IP in Chinchilla. New homes are still being built there a bit more activity going on then when we where there 2 months ago
 
Miles?

We are thinking of investing in Chinchilla or Miles, and can't find too much info on Miles, has anyone invested there recently?

Make sure you do plenty of research, I have seen plans for large slabs of housing development in the Miles area. From what I understand application may have been made but its still not a dead cert. May take out any "scarcity" value of any purchase you make now if acres of new homes do get put up. Word in the circles I turn in (electricity supply) Wondoan is the current hot topic...
 
Risky Business

I think Chinchilla will have plenty of stock on the market in 2 to 3 years. Rents and land prices will drop back to Toowoomba norms.

Think of a minature version of Moranbah.

The ones who will make big money bought in Chinchilla 12, 24, 36 months ago.
