Ipswich Property Prices Set To Soar

According to the Queensland Times, Ipswich is the place to buy.
Which I am happy to read about as I put a contract on a 5 bedroom, 2 bathroom house in Tivoli on Wednesday, and the house I purchased in North Ipswich last July has already increased from $230000 to around $260000. :)

There are still some good buys around Ipswich, especially if these predictions come true!

We bought 2 IP's last April/May (2007) for $235k & $228k (Goodna & Redbank Plains), .... They were revalued around Sept/Oct 2007, and came in at $285k each and I would not be surprised if they had gone up more to around the $295k-$300k figure as I've watched new listings for similar properties are being listed for $310k - $315k on re.com.au.

I think Ipswich area has been forgotten about to some extent and it was only a matter of time before many investors and home buyers discovered the area.

Once the Ipswich Motorway upgrade is completed, I think that will signal another price rise as the commute time to Brisbane will be dramatically reduced.
I was talking to a friend this morning who also has a few IPs and she has just returned to fulltime work after many years as a stay at home mum, she is keen to start buying again. I thought the interest rate rises might slow down the buying, but the agent who I bought the house with last week says sales didn't even slow down over the Christmas period, she hasnt' had time to come up for air for the 2 years she has been selling!

Bring it on - our lone IP is in Raceview .... we are waiting for some CG to fund the next purchase instead of increasing LOC on PPOR. From the sound of this we may not have to wait long.....

ipswich really does seem to showing some great signs of growth and i agree with the motorway update, it should (hopefully) increase demand and therefore prices...

i know typically everyone says stay away from delfin like estates but i cant help myself and continue to look for an IP at springfield lakes ... well serviced by the centenary motorway with easy access to logan and ipswich motorways... you beaut education facilities (private schools, university, tafe and some language centre) ... i read theyre building some health city with a new hospital and all other medical support ie: optometrists, dentists, physio, speed therapist ... plus theyve built some environmentally friendly shopping centre which apparently will be in a few stages and once completed be one of the largest in the southern hemisphere (allegedly?)

the website says its close to the train... i looked on translink site and its 19 minutes express darra to roma st station... buses run half hourly

i remember looking here 4 yrs ago and a 4bd, 2bath rendered place on 640m2 went for early 300's... now everything seems to be early 500's !!! theyve got these display centres over there, so i went and spoke to one of the sales guys... they claim whilst there is an abundance of land available, the council cant approved homesites quick enough and the builders simply cant build fast enough... thus pushing the prices on established homes up and rents increasing ...

i also really like the two suburbs next to it... one has greg norman golf course (brookwater) and the other augustine heights... theyre larger homesites but the prices are a bit rich (my opinion)

it seems to be full of pluses... i just cant see the "why not" -- am i getting too emotional with my investment and not seeing the obvious "stay away" signs??
 
we are looking here at the moment and finding it hard to find something not under contract, in the under 300k range that is. will have to -ve gear to start with it seems but hopefully that should be short term.
 
I don't see anything wrong with Springfield Lakes. It seems to be a place where people WANT to live, and the Orion Shopping Centre is apparently going to be THE biggest in the southern hemisphere - triple Indooroopilly Shopping Town I've heard (I will definitely need a portable GPS to find my way around it).

There are still a few houses <$300,000, Tivoli had a few and also there is a brilliant one I saw listed at Leichhardt - looked very simple to convert to many extra bedrooms. If I didn't snag the Tivoli one last week, the Leichhardt one was next on my list to look at. Leichhardt was always an undesirable suburb in the past, but I made 100% capital gain in 12 months in 2004 with a house I held for only 12 months.

are fibro walls/ceilings dangerous if left intact? I thought if they were sealed with paint etc, they are safe?
The first home I bought in 1990, had fibro internal walls, ceilings, external walls and corrugated fibro roof. Hubbie & I were very young, unaware of health risks associated with fibro, and probably at the 'indestructible' age anyway (bah, we are only kids, stuff like that doesn't happen to us!) when we sledge hammered the bathroom walls out to make it bigger and more beautiful. I get tingles up my spine everytime an asbestosis story is on the tv..........
 
I'm a bit biased when it comes to Ipswich Shire because I live here!

Springfield Lakes has gotten large enough that the Orion Shopping Center had be part of "Springfield Central"...they literally created a new suburb for it.

Stage 1 of the Orion Shopping Center was opened in March last year. It's won an award for being "Green". There are a bunch of 30000L water tanks, solar panels, natural lighting and so on.

Mirvac really need to start the next few stages for an entertainment precinct (Cinemas, etc) to keep the kids/teenagers happy... otherwise there isn't much for them to do socially (other than hang out at the shopping center?) and bored kids = vandalism eventually...

You can't buy an established house in Brookwater for less than $600k now... even the villas are high $500's. The number of million dollar plus houses getting built are increasing...

Personally, I'd be looking at where they are extended the Centenary Highway to... I believe it's going to go through Ripley to the Cunningham Highway...

My guess would be definitely asbestos. The internal and external corner trim inside are a give away. At least the roof is tiled! The house looks good though.... great shed for all use blokes! Does the bloke at the water tank come with the house, he'd probably come in handy.
 
oh, and for the record, I sheet over asbestos these days. Just leave it in place and cover it up. I scare myself though as I used to eat asbestos sandwiches for smoko back in the dark ages, really worrying actually. Just cross my fingers I guess.

  Major rail and road infrastructure on track for delivery                  
                                                                            
  Around $1 billion will be injected into new rail and road infrastructure  
  in the boom western corridor of south east Queensland, Minister for       
  Transport John Mickel announced today.                                    
                                                                            
  Mr Mickel said work included an upgrade of the Ipswich rail line between  
  Corinda and Darra, a new rail line between Darra and Springfield and      
  duplication of the adjacent Centenary Highway.                            
                                                                            
  “This is about planning for the state’s growth and building on            
  Queensland’s future,’’ Mr Mickel said.                                    
                                                                            
  “The project includes the first new urban rail line to be built in the    
  past decade and forms part of the Queensland Government’s $82 billion,    
  20-year infrastructure plan to manage growth.                             
                                                                            
  “Our aim here is to provide smart, innovative road and rail transport     
  solutions now and for the future,’’ Mr Mickel said.                       
                                                                            
  The first part of the upgrade will begin immediately while the rest of    
  the project will start in the second quarter of 2008.                     
                                                                            
  “The $189 million Corinda to Darra Third Track project is the first in a
  series of projects to improve rail services in the west, increasing rail  
  capacity for trains and improving rail service reliability for            
  passengers,” Mr Mickel said.                                              
                                                                            
  "The construction of a 5.2 km new track alongside the existing two tracks 
  will be completed by the TrackStar Alliance, which includes QR limited.   
                                                                            
  "The project is expected to be completed by early 2010 and will include   
  upgrades to Oxley and Darra stations with new facilities including        
  shelters, lighting and security cameras, additional secure bike lockers   
  and car parks, and improved access arrangements for passengers with       
  disabilities.                                                             
                                                                            
  “Early works started last month, including setting up the main site       
  office near Corinda station and earthworks in the existing rail corridor  
  and near the Cardiff Road bridge in Darra.”                               
                                                                            
  Mr Mickel said work on the rail line between Darra and Richlands and      
  duplication of the Centenary Highway to four lanes to the Logan Motorway  
  interchange would begin in May. The project is being completed by the     
  Horizon Alliance, which includes QR limited.                              
                                                                            
  He said it was expected the rail line and the duplicated highway to the   
  Logan Motorway interchange would be operational in 2011.                  
                                                                            
  "The rest of the project, which involves the continuation of the rail     
  line to a new station at Springfield and duplication of the road through  
  to Springfield, is planned for completion by 2015,’’ Mr Mickel said.      
                                                                            
  "This western corridor is significant for the planned development of      
  South East Queensland and timely infrastructure is essential to support   
  expected population growth.                                               
                                                                            
  "The Greater Springfield area has a population of 15,000 which is         
  expected to reach up to 120,000 in the next 15 to 20 years. This is on    
  top of the growth in communities such as Richlands, Inala, Forest Lake    
  and Camira.                                                               
                                                                            
  "This rail line will support the government’s public transport strategy   
  for the area and generate new jobs, economic growth and significant       
  investment in infrastructure and services as well as supporting Greater   
  Springfield as an economic destination in its own right."                 
                                                                            
  Mr Mickel said the Darra to Springfield Transport Corridor project was    
  the first large-scale project in Queensland to deliver integrated road    
  and rail infrastructure.                                                  
                                                                            
  “Constructing the road and rail at the same time will save time,          
  minimising disruption to residents and road users during the construction 
  period,’’ he said.                                                        
                                                                            
  The road component of the project will continue duplication of the        
  Centenary Highway from the new four-lane motorway link under the Boundary 
  Road overpass initially to the Logan Motorway interchange and then in     
  later stages through to Springfield.                                      
                                                                            
  Duplication of the Centenary Highway to Logan Motorway will help ease     
  congestion in this western corridor and dovetail with planned             
  improvements to interlinking road networks.                               
                                                                            
  Minister for Main Roads Warren Pitt said the road component of the        
  project will continue duplication of the Centenary Highway from the new   
  four-lane motorway link under the Boundary Road overpass initially to the

  Member for Inala Annastacia Palaszczuk said she welcomed the upgrade

  “The completion of road works to the Logan Motorway interchange and the   
  dual rail line from Darra to a rail station at Richlands mark the initial
  stage of the Darra to Springfield Transport Corridor project,’’ she said. 
                                                                            
  The new station at Richlands will be built to the east of the Centenary   
  Highway between Garden and Progress Roads. It will include a significant  
  "park 'n' ride" facility for 650 cars, a bus interchange and passenger    
  drop-off area.                                                            
                                                                            
  As part of the project, construction of a new pedestrian and cycling      
  bridge over the Centenary Highway linking Springfield and Springfield     
  Lakes began in November 2007.

Surely this can only be an excellent thing for those within the Greater Springfield corridor! after my initial post in this thread, the wife and I sealed the deal on a nice property in Springfield Lakes.... this is our first IP!!!
 
no over supply of land in springfield lakes and there hasn't been an official releases of land in the past eighteen months.. the next stage will be the new lakeside addresses and they won't be released until the lake is actually full (there is a drought at the moment so it's taking some time).

also, all well and good there being plenty of land but the council and builders simply cannot process and build them fast enough thus creating demand with new dwellings

given the vast spending by springfield land corp, delfin and now the state government... i look forward to watching this satellite city grow into a larger community!
