LMR land in Brisbane

Hi Everyone,

Does anyone happen to know what difference LMR land makes in Brisbane if it has 2 street frontage? Im looking at a block which claims to have 2 street frontage although one of the streets is only a lane - does that count?

And if it counts what does it mean? The site has a house on it but I wondered it this meant I would be able to subdivide it more easily??? Thanks in advance.
