Minimum Habitable Areas

Hi Guys,

I am looking at a property, I did a flood search on Brisbane City Council floodwise website. It came back that the minimum habitable floor level is 9.7m.

Does that mean that the minimum habitable floor level is 9.7m from sea level or Does it mean that the minimum habitable floor level is 9.7m from current floor level?

odds are it's AHD (australian height datum - sea level) but a survey wil tell you where you sit.

The report does mention AHD. So that's what it stands for.

Its Ahd. Have look at pdonline.brisbane.qld.gov.au and see the contours on land

Do you guys reckon buyers will generally be turned off buying a lot that is 1m below habitable living area?

Yes, if you split and fill so that it is above habitable or you build a house that is above it not so bad, even then can be a hard sell
