"New" and "renovated suburbs" (like Docklands?)

What do you think about these suburbs, such as the Docklands?

Basically, any suburb which is completely renovated by the government (ie former dumps turned into paradises), where the government decides to put in beautification measures, extra tram/bus additions, then with apartments built and sold to the public.

Are those places good investments? Or are they already at their peak? I've noticed their prices are huge, but never saw whether they grow or not.

They look nice & attract lots of good buyers.

One thing to be cautious of is that if the government turns off the beautification tap these areas can begin to look shabby fast...
