NSW Granny Flat Decking

Hi,

I have built a 60sqm granny flat and would like to put some decking for it.

I read the complying development details here:

But don't quite understand what they mean by:

the total floor area of all such structures on the lot cannot exceed:
- on a lot larger than 300m2?15% of the ground floor area of the dwelling on the lot
- on a lot 300m2 or less?25m2


Does this mean if my granny flat is 60sqm, I can only build a deck 0.15*60 = 9sqm?

The rule you quoted relates only to "awnings". What it's saying is the total awnings on the block must not exceed either 25 sq m or 15% of the lot; whichever is the least.

If it's an attached covered area, it can be classified as either a:
1. Patio or
2. Awning or
3. Balcony or
4. Deck or
5. Canopy or
6. Pergola or
7. Terrace

They can really be called any of these, so just consider that when deciding what to say it is IF Council come knocking on the door :cool:
