NSW with net return neutral - houses

Well seems to be not in Sydney/Illawarra/Central Coast

Any ideas of locations in NSW where properties are rent with net cashflow being relatively neutral?

Prefer something that rents for around 300pw
Rental expenses include -
Rates
Water
Insurance
PM fees
Interest on purchase

Even a loss of upto $50 a week would be fine.

Just wondering if locations like these exist?

denilliquin NSW has fairly good rental yields >7%. but i strongly recommend doing your DD. If the ethanol plant goes ahead i think it may see some growth there aswell.

Hint: Its not just about the location.

There are deals like you describe with above average yields out there in a range of locations, certainly there are a few (not many obviously) on the south coast.

Its about how you look, and what you see. Most of these need a little work/vision to unpack the rental return.

I looked at Goulburn about 10months ago and recall it was high yield

Are you sure? Plenty in the Illawarra if you look around a bit.

If you are looking at neutral or negative to the tune of $50 you are looking for CG I am assuming. So you really want to make sure this is likely if you are heading away from Sydney/Illawarra etc.
