We made an offer, the vendors counter offered so we matched their price and put in some conditions eg. 60 day settlement all within a 3 hour period.
4 days after we had a verbal agreement another party put in an offer for the advertised price which was 5K above our agreed price.
It took another 2 weeks until we signed and exchanged contracts with the vendor.
